GENERAL ANNOUNCEMENT (11-28-22)
2023 Condo Assessments have just been released. Please see the Owners Roster, condo Budget & Assessments Page to download this information.
The Annual DRUO Association General Meeting of all owners and board members is scheduled. This meeting will include a summary of 2022 accomplishments, next years goals and budget projections and an election of the new board member to serve in 2023. The following information should be noted and all unit owners are encouraged to attend. (Bottled water will be available).
When: Sunday, December 4, 2022
What time: 3 PM
Where: The Village Station, located behind the Package Porch, across from the Postal Facility entrance. (Enter through the door on the right).

GENERAL NOTIFICATIONS TO ALL:
We love our beautiful wild birds BUT: According to Rules and Regulations A. 11 Wildlife Care and Feeding 3.2: “Feeding of birds, except migratory water fowl and turkey, is acceptable but discouraged, however, all feeders must be removed from March 1 to November 30 including hummingbird feeders.” Any violators can be subject to a $5,000 fine. For more information, contact Treena Parish at 706-268-3394. Bird feeders become a “FREE LUNCH” sign to our bears. Please help by observing the rules.
ELECTRIC VEHICLES: New or current owners who have or, in the future, will have an electric vehicle, or owners with guests or tenants with electric vehicles must arrange for charging ability from their own unit. Using an outlet connected to another owner’s unit or the Trash Hut is inappropriate as it is theft of utility services. Please plan appropriately with long extension cords which will reach your electric vehicle from an outlet in your own unit. If you need to add an outlet outside your unit which is on your circuit, please contact an electrician to install this well before you actually need it.
Consider downloading the free Utilities Inc. phone app “eyeonwater” to monitor your water usage and detect leaks while you are not in your condo. Detecting a running toilet or a small leak in a timely manner can save you a great deal of money. See the details on the FAQ page in the discussion on the cost of utilities and be sure to have your utility water account number available when registering.
Recycling Trash at the North Gate Trash collecting area: Currently, the only recycling service provided by the POA is cardboard and that must be retained inside your unit and delivered to the North Gate Trash Compound where recycling can be practiced.
Bulk Trash Dates for 2022 Are Set: Our condominium community trash hut is used only for normal household garbage which is to be placed in plastic, tied garbage bags. The code for the entry can be obtained by emailing the DRUO board at firstname.lastname@example.org . But bulk trash (ex. large items/carpet/construction waste) must be retained until Bulk Trash Days which are scheduled quarterly and are listed below. Paper Shredding can also be available. And there may be charges for Bulk Trash disposal. Please see emails from POA on charges and restrictions.

Big Canoe POA Security and Emergency Systems Request:
Disharoon Ridge Unit Owners who may need special assistance during a community evacuation (or their tenants with medical issues) are requested to register with the Security and Emergency Systems to facilitate appropriate help and equipment. The questionnaire form may be found on the Governing Documents Page of this website.
NEW OWNER ORIENTATION AND ALERTS:
An Orientation Summary: This will answer the normal new-owner, tenant or guest inquiries like, “What County are we in?”, “Where is the nearest hospital?”, “Who should I call for what?”. Plus there is a Big Canoe Map to help you get around and locate emergency exits.

Explanation of Your Lot Number:
Generally, your lot number is your unit number. If you own a unit with a B behind the unit number, your lot number is configured differently and has the number “10” inserted before the unit number. The “B” is dropped.
For example, if your unit number is 431B, your lot number will be 10431.
Paying you assessment fees: Instructions for paying 2022 assessment fees have been sent to all owners by email and are also posted on this website on the Owner’s Roster and Assessments web page. New owners, PLEASE NOTE, you will not receive an invoice for your assessment payments, they are due on the first of the months, and late payments will incur late fees and penalty interest.
Owners who wish to lease your unit, either short term or long term, must register residents:
Please download the Big Canoe POA Residential Lease Registration Form below. Notice must be given ahead of time, the registration form must be completed and fees must be paid. AMENITIES AND RESOURCES:
Big Canoe Chapel Library is Open to all: The Big Canoe Chapel is now open Monday through Friday from 8:00 a.m. to 4:00 p.m. The library is open to all homeowners in Big Canoe and operates on a self-serve basis. In addition to a large-print collection, audio, and DVD options are also available along with children’s books and movies. The honor system prevails in checking out materials from the collection. Books may be checked out for 21 days, movies and audio-books for seven days. The check-out box is in the front room with instructions posted beside the box. Simply sign the card that is in the pocket of the book or DVD, add the date and your telephone number, and place the card in the box. Returns are to be placed in the cabinet in the hall beside the library door.
