The following information and downloadable files are supplements to our Governing Documents and have to do with community history, community life and supporting legal documents requested from time to time by lenders and Attorneys.

1. Condo Insurance Policy and Coverage Alert:
To quickly assist those who need a copy of the Condominium Associations’ Insurance Policy, We are providing the following link which can be used to download the information. 2024-2025 Insurance 1-1
ALERT:  The Condominium Association’s Insurance Policy states there is a $5000 deductible on each covered loss.  Unit Owners are advised to fill that insurance coverage gap plus any additional renovation cost coverage with their individual condominium insurance.  Please be advised, if damage occurs to a condo, the insurance only covers the cost of restoring a unit to its original design, both exterior and interior.  If your unit has been upgraded beyond its original design and you wish insurance coverage to provide that level of restoration, but you must arrange to cover that cost with your own individual insurance.


2. Planning for the future of the community:  2023 – Disharoon Ridge Condominium Reserve Study:
Our community, both physical and governing board policies, were scrutinized by a Reserve Management Company to gain insight and guidance in planning for our community’s strong launch into the future.  The study included a thorough field inspection & funding policy approach and covers such topics from funding strategies to cash flow projections.  This lengthy document (160 pages) may be downloaded for your examination.

3. Owners who wish to lease your unit, either short term or long term, must register residents:
Please download the Big Canoe POA Residential Lease Registration Form below.  Notice must be given ahead of time, the registration form must be completed and fees must be paid. This registration is necessary for anyone who is residing in a unit but whose name does not appear on the deed.    Big Canoe Lease Forms

5.  WANT TO CHANGE SOMETHING????   Architectural Control Committee (ACC) and Application:

At some time in the future, you may wish to add a feature to your unit that might involve the alteration of your building.  This might be the addition of a window, or a sky-light, a deck or door design feature or outside lighting.  Any improvements that involve a change in the outside structure or your unit or an improvement that involves a load bearing wall inside your unit, and even vista pruning must be approved by the Board of Directors.  There is a process.  An application must be completed and submitted to the board.  But before you submit an application, it is best to review the ACC Guidelines.  Below you will find links to download both the Guidelines and an application.  Any board member may receive your application.

6. DRUOA Committee Administration:
Due to the fact that our Condominium Association is an owner managed community, the DRUOA Board of directors would like to encourage owners to join in the management activities of our community by participating in committees.  Participation in the governing process of our property is an effective way to hold assessment fees in check which benefits everyone.  Please review the following Committee Administration document which lists the current committees and application and respond to invest in your property value and help save money by using only your talents and interests.
